In today’s video, I’m talking about one single thing. Well, more like a product. Not a product I’m an affiliate for or anything. You can search for it yourself. I just love it that much.

It’s hard to know as a new Airbnb manager or investor what will take up all your time. It’s easy to under-estimate the time you’ll spend. Then it’s easy to get frustrated when it takes more than you think.

So after six years focusing full time on Airbnb, I’ve got a fantastic solution for you.

And better, it’s only about $8 per month. Believe me, it saves and makes me way more than that.

First, I’ll talk about why it saves me time. This one’s a no-brainer. The less time I spend to make money, the better. 

Next, I’ll talk about why it increases guest satisfaction. It’s easy to use and easy to manage. 

Finally, I’ll go over how it makes me more money. This final reason, I do admit in the video, was the primary reason for getting this product. The rest of it is just icing on the cake.

What's up guys, it's James here and in today's video, I'm going to share with you one hack that has saved me hours upon hours upon hours managing Airbnb effectively. This is a tool that I love to use to really reduce the amount of time that it takes for me to manage my properties and to manage the, you know, operations of a property and also increases guest satisfaction and increases my abilities to make profit off the business. I'm going to break it all down for you in today's video, so make sure you stick around right till the end. So let's talk about this one hack. This is the thing that I've been doing. For years now that has allowed me to really increase guest satisfaction while reducing my time spent managing the property. And there's a nice little hack to it, that allows you to get more profit out of your business long term. So what is this hack? Well, let's jump into it. It is a guestbook this hack that allows me to make more money from my listings. And to get better guesses factorings. And to reduce my time spent guest books, and not just any guest book, I actually like to use a company called Host fully. Now, I don't often get paid to say this at all, I don't have any affiliation with host fully, I don't even have an affiliate link for them, they're not sponsoring this nothing, if you want to go find them, just go and look up hosts really, I'm not even gonna leave a link in the description. But I just personally use them. And I really liked the software for a couple different reasons I'm going to go over here. But having a guest book or a guest manual, house, book, house manual, whatever you want to call it, is going to achieve those three main outcomes that I highlighted earlier. And I'm gonna walk through how and why and make sure that you can set up your own guestbook the right way so that you actually achieve those outcomes. Well, number one, it's going to increase guest satisfaction, right? That's the one the first point that I mentioned here. And the way that it's going to do that is because you're going to have all the commonly asked questions right at the guests fingertips so they can just answer them without having to message you without having to, you know, wonder about it call you text you any of that, that is just bad customer service, the best customer service is customer service that you never have to speak with. Because we all know it. If we're talking with customer service in the first place, we don't want to be you know, it's not the desired outcome, something's already gone wrong. So the ideal is for your guests to not even need to communicate with you. And that lends itself to point number two, which is that it saves me a whole bunch of time, I don't have to needlessly answer a bunch of questions again, and again. And again, the same questions, what's the Wi Fi? How do I adjust the thermostat, because all that information is detailed and organized inside the house manual, we can also provide more value to gas by giving them tailored recommendations that they may not have otherwise asked for. So we can give them recommendations for great restaurants nearby things to do nearby, different amenities or features that the property has, they might not have known about might not have discovered all these super cool things. So there's all this added benefit and very, very little downside to it, you know, really no downside to it at all, frankly. And then I can also just again, save a whole bunch of time. Now the other thing that's really great and this is personally why I really like using hosts really is that the other benefit is allows me to collect my guests email addresses every time they stay with us, which then I can use for remarketing, I can use them to drive direct bookings from repeat guests that are coming in and I don't have to pay the commission to a site like Airbnb. So that's really beneficial. That's personally that's the only reason that I adamantly advise using hosts fully is that you can collect those email addresses it would be very easy to just send a PDF or send something through but that just doesn't allow us to collect guest email addresses. So to me that's worth paying the I think it's like $7 a month or something silly low expense for hopefully so I recommend using them again not being paid to say this at all. I just recommend doing it because for $7 A month or whatever it is that they charge. It's well worth it to be able to just really quickly and easily put an email address in front of you are getting actual access to that guests. Manual. Also, I mean, there are added benefits to hopefully as well, it makes it super easy for guests to use on their phone, the UI is great. There's all kinds of other features that make hosts really better just personally for me, the number one reason that made me decide, hey, I want to use them is that I would collect guests, email addresses, everything else is just sort of icing on the cake. And as a guest, I personally tried it out, you know, went through the guest manual on my phone, as most guests would be using it on their phone, and super intuitive super great user interface. So I highly recommend it as one little hack that honestly, I find, you know, so many people get so caught up and just all the performance related things that they forget to do things that are going to save them time, long term. So having a house manual, and a really good one is going to achieve so many different things. It's one decision you can make you invest a little bit of time upfront into making it and you're going to save time long term, you're going to increase guest satisfaction and you're going to increase repeat bookings, from collecting their email addresses and being able to remarket directly to them. So, huge benefits and really, it costs almost nothing now a couple a couple of coffees a month and you've got it for yourself.
