(01:08) I’m going to demo using this GPT to show you how easy it is and I’m going to break down why the output that it creates is so good and why it does such a great job of getting you more bookings for higher dollar value versus other formats that people can use for creating listing headlines and descriptions for Airbnb so let’s jump right into it and let’s start all you have to do to get started is say help create my listing description and headline you can do just a description just a headline if you
(01:40) want for this video we’re going to do both so now chat gbt is going to tell me this custom gbt is going to tell me exactly what information it needs about the property now bear in mind that it is going to fill in certain information about the property uh with just templated details that you can then adjust on your own like for example the size of the beds it’s actually easier to just have it assume a lot of this stuff and put template information in there versus asking you every single question about every single little thing which

(03:40) to uh I put the desirable amenities uh hot tub sauna geodesic dome for this one uh number of bedrooms and bathrooms the type of stay that it was whether it’s relaxing convenient adventurous whatever it might be and the ideal type of guest which for this uh this example we’re going to use families and groups of friends now I just hit enter and you can see listing genius is going to work its magic it’s going to give us a headline that is going to be less than 50 characters so it’s going to be uh a
(04:08) headline that we can actually use on Airbnb that’s going to fit in and it’s going to jamack in as much value as possible that is really going to highlight those key reasons why a guest would want to book our property and then it’s going to give us a listing description uh it’s going to give us the first initial blur which is going to be sort of copywritten more more really painting a picture sure of what it’s like to stay at that property and that’s going to go in your actual property
(04:34) description and then down in about this space you’re then going to put all this different information here which is all bullet pointed and this is exactly what I recommend is doing features amenities first so you can highlight the main reasons why someone should book your place and what they’re going to want to take advantage of here then it’s going to break down the entire property room by room and give them all the specs on the different rooms in the property so they can quickly and easily find the
(04:59) answer to their questions now this is an exact format that I’ve been coaching people on for literally years this just made it so so simple before there was like a V variety of different worksheets you would need to go through in order to really understand your ideal guest Avatar get all that information and synthesize it but AI can do that for us now so let’s take a look at the output so you can see for this property it chose the headline cozy cottage near beach and ski hill with hot tub and Dome I mean it really packs in all the need

(05:55) captivating geodesic dome bedroom all set to make your stay Unforgettable I mean I I honestly couldn’t have done a better job myself even I am constantly impressed by how great the outputs are from this tool it really really is fantastic now it’s going to highlight the main features and amenities just to answer any of those questions guest might have it’s going to put it in bullet point form which is exactly what I’ve trained this GPT to do so that instead of having a big wall of text to have to search through now guest are
(06:23) going to be able to quickly find the answers to their questions and if they are wondering for example if there’s a dishwasher at the property they know to just find the heading of kitchen see that it’s got a dishwasher and then you’re good to go now it’s going to highlight all the main features and amenities and it picks out and knows exactly what those ones are and then again it’s going to assume certain things like free parking on the premises which I didn’t actually specify that it
(06:45) had fast Wi-Fi that I didn’t specify that it had um and so what you’re going to want to do is just come in here and make customizations wherever fitting uh but it’s going to take a lot of the general kind of most desirable things for properties uh and it’s going to highlight them automatically so that you don’t have to do thinking about exactly which amenities to highlight it’s just going to do that work for you so then it’s going to do the same thing for the bedrooms it’s going to tell you all the different
(07:09) details and you may want to add things as well uh like for example the size of your bed things like that uh but you can just go through here and then it’s going to cap it off with a nice little con kind of conclusion paragraph here so you can just really rock with this but then if you want you can also just input other details about the property like for example the size of beds the you know different amenities you might have anything like that and then ask GPT for uh for updated versions of this that are
(07:38) going to incorporate some of those additional details about the property so again you can see just how quick and easy that really was I can literally do this and within you know 2 three minutes spit out an incredible listing headline and description now not only is this great for anyone that’s just getting started and launching a new listing it really really shortens things up makes it a lot quicker but it also is going to be really really amazing for anyone that just wants to rejuvenate their listing try something new if you go ahead and
(08:06) you update things like the headline or the description you’re going to get a bit of a boost from Airbnb and you’re going to get some more traffic so doing this relatively regularly can help you get more traffic to your listing and the headline specifically is something that I always like testing with because it can help me to get a higher click-through rate which is going to drastically improve the listing’s performance overall so it’s a really really cool tool again if you want to get access to this GPT all you have to
