Converting a Long-Term Rental to an Airbnb: Is It Worth It?

Part of our The STR Investing Guide guide →
If you own a long-term rental in a place people visit, you've probably wondered whether it would earn more on Airbnb. Sometimes much more. Sometimes less, once you count every cost. The only way to know is to compare the two honestly.
Long-term vs short-term: what changes
| Long-term rental | Short-term rental (Airbnb) | |
|---|---|---|
| Revenue | Fixed monthly rent | Nightly rate × nights booked + cleaning fees |
| Who pays utilities | Usually the tenant | You |
| Furnishing | None | Full furnishing and supplies |
| Platform fees | None | Airbnb's 15.5% host-only fee |
| Turnover costs | Occasional | Cleaning every stay |
| Your time | Low | High (or pay a manager 15–25%) |
| Regulation | Tenant law | STR permits, taxes, and often restrictions |
| Flexibility | Locked into a lease | Block dates for personal use |
How to run the numbers
- Estimate short-term revenue from comparable listings near you (same size, similar amenities). Use a realistic occupancy, not the best month.
- List every short-term cost: platform fee, cleaning per stay, supplies, utilities and internet, software, insurance changes, maintenance, and management if you won't self-manage.
- Add one-time conversion costs: furnishing, photography, any renovation.
- Compare net to net: short-term net income vs your long-term rent minus its costs.
The free Airbnb investment calculator handles the short-term side. Enter your nightly rate, occupancy and every operating cost, and it shows net operating income and break-even occupancy. Compare its NOI against your current long-term NOI.
A rule of thumb: if short-term only wins in your best-case month, stay long-term. If it still wins at a conservative occupancy, the conversion is worth a closer look.
Steps to convert
- Check the rules. Short-term rental bylaws, permits, HOA or condo rules, and occupancy taxes. In some cities this alone ends the plan.
- Check your loan and insurance. Some mortgages and policies treat short-term renting differently.
- Handle the tenant properly. Follow notice laws, or wait for the lease to end.
- Renovate only what moves the numbers. Focus on amenities that raise your nightly rate or occupancy.
- Furnish for your ideal guest, not for yourself.
- Launch with strong photos and active pricing. Check booking pace weekly with the free pricing calculator.
- Decide who manages it. Self-manage, hire a co-host, or a full-service manager.

What investors learned converting
Jane Baines, an experienced long-term rental investor in Ontario and New Brunswick, joined BNB Investing Mastery specifically for the short-term management side:
"My main focus has been long-term rentals... there's a few of these long-term rentals that we analyze and thought, hey, it would be great if we could turn them into short term... We are at the process now where Bancroft has been up and running since December. So it did take us till December to launch it. We had significant renos we were doing, and so the renos took a while."
Her lesson on operations: "I'm finding that the Google calendar is a little time intensive, especially if we wanna add more short-term rentals to it." Systems matter more as you add properties.
Stephanie Soave, a real estate broker near Toronto, already owned rentals and wanted the short-term side for cash flow:
"We currently had pre-existing rental properties already before I joined the program, but we really wanted to dive into the short term space because we knew that it would allow us the leverage and the cash flow that we needed in order for my husband to fully leave his daytime job."
Cole Gordon was buying long-term rentals with his business's cash flow and diversified into short-term:
"We were doing long-term rentals and we wanted to diversify for more cash flow into short-term rentals as well."
And on the management side, co-host Stephen Hickman built his business around conversions near a new college football stadium:
"Probably the biggest thing that attracted me was how to convert a long-term rental into a short-term rental... That part of town already has a lot of long-term rentals, so I want to concentrate on flipping a lot of those to short-term rentals."
Don't want to manage it yourself?
Converting doesn't mean you have to become a host. Many owners hire a co-host or manager for 15–25% of revenue. Factor that fee into the comparison. If you'd like to be the one managing other owners' conversions, read how to become an Airbnb property manager.
